Three different things called “off-market”
The phrase covers several situations that behave very differently. A coming-soon listing is on its way to the market with a date. A pocket listing is being marketed privately at the seller’s instruction. And then there are homes whose owners have not decided to sell at all but would consider the right offer.
Only the third category is genuinely invisible, and it is the one that requires an agent with a real local network.
Why sellers choose privacy
Privacy, timing, and control. Some sellers do not want showings while children are home. Some are relocating and cannot commit to a date. Some simply do not want neighbours knowing their business.
None of those sellers are hiding a bargain - but they are often more flexible on terms, because they value certainty over squeezing the last dollar.
How buyers actually get access
Through an agent who talks to enough people. Agents who farm a neighbourhood, who stay in touch with past clients, and who maintain a genuine investor and homeowner network hear about these homes first - usually in conversation, not in writing.
