Westlake, Texas: The Most Exclusive Small Town in North Texas

Westlake is not like anywhere else in the DFW market and it knows it. With a permanent population of just over 2,400 residents, it is one of the smallest incorporated towns in the metroplex. It does not operate a traditional independent school district. Its residential subdivisions are almost entirely gated. Its lots are measured in acres rather than fractions. Its homes regularly trade between $3 million and $19 million. And sitting at its center is Vaquero Club, one of the most exclusive private golf clubs in the state of Texas, built around a Tom Fazio-designed championship course that The Dallas Morning News ranks among the top ten in Texas. Westlake is not for every buyer. It is very much for a specific one.

The School: Westlake Academy — Genuinely One of a Kind

Westlake’s school situation is unlike anything else in the market. The town operates its own municipally-owned public charter school, Westlake Academy, which serves students from kindergarten through 12th grade and is the only school in Texas to offer all three International Baccalaureate programs under one roof: the Primary Years Programme (K–5), the Middle Years Programme (6–10), and the Diploma Programme (11–12). It is one of only five schools in the entire United States to offer the full IB continuum.

The results speak for themselves: a 10/10 GreatSchools rating, A+ Niche grade, 100% on-time graduation rate, an average GPA of 3.79, and SAT scores well above state and national averages. The acceptance rate runs approximately 10–30%. Westlake residents receive priority, which is one of the reasons families choose to plant themselves here permanently.

It’s worth noting that not all of Westlake is zoned exclusively to Westlake Academy. Depending on your specific address, you may also have access to Carroll ISD or Keller ISD schools, two of the strongest districts in Texas.

The Neighborhoods: A Town of Distinct Enclaves

Westlake is not a single neighborhood; it’s a collection of private, gated enclaves, each with its own character, lot size, and price tier. Understanding which community aligns with your priorities can be helpful before beginning your search.

Vaquero is the crown jewel of a guard-gated community, of approximately 298 homes built around the Tom Fazio-designed Vaquero Club golf course on 525 acres of rolling hills, shimmering ponds, and majestic post oaks. Estates here regularly exceed $5 million and can reach well beyond $8 million. The club offers fine dining, spa services, fitness facilities, and a social culture that draws C-suite executives, professional athletes, and business leaders from across the country. For buyers for whom exclusivity and golf are primary drivers, nothing in the DFW market competes with Vaquero.

Glenwyck Farms sits on over 100 wooded acres with one-acre homesites surrounded by mature trees, natural ponds, and a park with 60-foot oak and pecan trees and a running brook. It is private, quiet, and extraordinarily beautiful — the kind of neighborhood that rewards buyers who prioritize natural setting over social scene. Homes range from approximately $4.8 million to over $6 million.

Quail Hollow is one of Westlake’s newest communities and most expansive enclaves: approximately 188 gated acres with 96 estate homes on one-acre-plus homesites. Current listings range from approximately $5.5 million to nearly $19 million, making it home to some of the most impressive properties in all of North Texas.

Granada brings 84 luxury custom homes on approximately 84 acres, with a more contemporary architectural sensibility and wide-open spaces that include publicly accessible trails. It’s the most approachable entry point into Westlake at the luxury tier, though “approachable” is relative.

Entrada is something entirely different, an 85-acre mixed-use development inspired by the villages of Catalonia, Spain. Spanish-inspired architecture, canal-side waterfront homes, courtyards, fountains, and a planned retail and dining village create a lifestyle that feels more like a European resort than a Texas suburb. It’s unlike anything else in the market and attracts buyers who want drama and beauty alongside privacy.

Stagecoach Hills deserves its own mention for sheer uniqueness: it is a 30-home airpark community where residents park their planes in hangars adjacent to their homes and access a private grass runway. If you fly privately, living in Stagecoach Hills means your plane is in your backyard.

Terra Bella and Paigebrooke round out the offerings with smaller, intimate enclaves Terra Bella, a 28-lot gated community with a nature preserve and hike and bike trails, and Paigebrooke, a rare eight-lot community where every home has a pond view.

Corporate Westlake: Fortune 500 in the Backyard

One of Westlake’s assets is its corporate campus concentration. Charles Schwab, Fidelity Investments, Deloitte, and Verizon all have significant presences in Westlake — meaning some of the town’s residents have a commute that is literally only a few minutes. The Plaza at Solana provides a small but well positioned retail and dining cluster for the daytime corporate population. For buyers who work at these campuses or travel frequently. DFW Airport is approximately 10 minutes away.

The Reality of Westlake

A few things worth stating plainly for buyers new to the market.Westlake has essentially no everyday retail or chain dining within its own borders. The residential character is intentionally preserved; this is a community that has chosen green space, privacy, and estate living over convenience. Southlake Town Square is minutes east on 114 and serves as the de facto dining and shopping destination for most Westlake residents. That short drive is a considered trade-off most buyers here are very willing to make.

Inventory is extremely limited at any given time. The total number of homes in Westlake is small, turnover is low, and properties, particularly in Vaquero and Glenwyck Farms, can go months or years between listings.
