Southlake, Colleyville or Westlake: Choosing Your Community

On paper these three read similarly - excellent schools, large homes, easy airport access. Day to day they feel quite different.

Southlake: a centre of gravity

Southlake has something the others do not - Town Square, a genuinely walkable district of shops, restaurants and year-round events that functions as the town’s living room. If you want a community with an obvious social centre, this is it.

Housing runs to elegant custom homes on generous lots, with a good deal of newer construction and many neighbourhoods offering gated entrances and resort-style amenities.

Colleyville: quiet and green

Colleyville trades the town centre for space and privacy. Acreage estates, mature trees, and a noticeably quieter feel, while still being minutes from DFW International Airport.

Buyers who found Southlake a little busy often find what they were looking for here. Buyers who wanted walkable dining sometimes find it too still.

Westlake: exclusivity at a smaller scale

Westlake is the smallest and most exclusive of the three - a low-density community of substantial estates, the private Vaquero club, and prestigious corporate campuses.

It is a deliberate choice for privacy and prestige rather than convenience or community bustle.

How to actually decide

Specifications will not separate these three; routines will. Drive your real commute at the hour you would actually drive it. Eat dinner where you would eat dinner on a Tuesday. Walk the neighbourhood on a Saturday morning.

  • Drive your genuine commute, at your genuine departure time
  • Visit on a weekday evening and a weekend morning
  • Confirm school attendance zones at the specific address, not the city
  • Note how far you are from the errands you run weekly
