Relocating to DFW: Your First 90 Days

House-hunting from another state - or another country - works when you run it in the right order. Most of the stress comes from doing things out of sequence.

Days 1-30: get your finances and criteria settled

Before you look at a single house, get properly pre-approved with a lender who understands your situation - particularly if your income is complex or you are moving from overseas. A pre-approval defines the search.

Then write down your criteria and separate them honestly into requirements and preferences. Almost everyone discovers their list is longer than their budget; better to find that out on paper.

Days 30-60: learn the map remotely

DFW is enormous and the differences between communities matter more than the differences between houses. Spend this month narrowing to two or three areas rather than browsing listings across all of them.

Video tours are genuinely useful at this stage. Ask your agent to walk homes on camera, including the street, the neighbours, and the drive in - the parts a listing gallery never shows.

Days 60-75: one concentrated trip

Come for a tightly scheduled few days and see everything worth seeing. A well-planned week beats three scattered weekends, because you are comparing homes against each other while they are all fresh.

Build the schedule around traffic, and leave room to revisit a favourite. The second viewing is where decisions actually get made.

Days 75-90: offer, option period, close

Once you are under contract the clock is procedural: inspect immediately, negotiate repairs, secure the loan, close. This is the part your agent should carry almost entirely, especially across time zones.

The mistake to avoid

Do not buy on the first trip out of relief that you have found something acceptable. The homes that suit you will still be findable in a fortnight; the wrong purchase lasts years.
